Experience

Patrick has more than 25 years’ experience acting for private, public and third sector clients across a broad range of property development and construction projects. He has acted for occupiers and end users, developers, schools and other public sector bodies, funders, professional consultants and contractors. His background as a real estate lawyer enables him to deal with the development and construction aspects in the wider context of the client’s property requirements and he is experienced in dealing with agreements for lease, development agreements and a range of joint venture and funding structures. He joined the Property team as a consultant in 2013.

Examples of recent work

  • Assisting a charity in south east London on the phased redevelopment of their premises including new activity, education, advice and mentoring and office facilities
  • Advising Portsmouth Naval Base Property Trust (as land owner and future occupier of part) on a major mixed use development adjacent to Portsmouth Historic Dockyard in partnership with a major house builder
  • Acting for a sponsor trust on the acquisition of various new and recently constructed academies and free schools, including due diligence on the construction documents and advice on assignment and novation of the contracts
  • Acting for the developer on the massive regeneration of part of London’s south bank to create More London, a development comprising City Hall, a hotel, major headquarters office buildings and a variety of retail, leisure and public realm facilities
  • Working with a charity on the construction of a new school for children with special educational needs
  • Advising a UK NGO on a contract for the design, build and operation of a community power generation project in Nigeria
  • Acting for school foundations on development projects including sixth form accommodation and new leisure and sports facilities
  • Advising the developer on the regeneration of Bury St Edmunds town centre, which included the construction of a new town hall, public car park and extensive public realm
  • Helping charities with land holdings to unlock value from their assets and secure new facilities through agreements with developers and other third parties
  • Advising an ethical bank on construction due diligence and protection through step in rights/collateral warranties in relation to loans to third sector borrowers undertaking development works
  • Advising charities and other occupiers on building contracts, professional team appointments, bonds and guarantees for fitting out works at new office premises.
  • Advising a local Council on the sale for redevelopment of some land adjacent to a scheduled ancient monument and some listed museum buildings
